Seal coating is a preventive maintenance used to extend pavement life by protecting it from oxidation. Over time the sun, salt, water and traffic will cause the asphalt cement in blacktop to wear, making it hard and brittle. Recommended every two to three years, sealer is also used as an aesthetic remedy, giving worn asphalt a rejuvenated look.
In order to uphold the highest standards, Thomann Asphalt strictly adheres to manufacturers’ specifications and advocates quality control. Sealer must be applied in dry, warm weather, sometimes making scheduling difficult. With proficient scheduling, we apply over 60,000 gallons of sealer in Western New York each year despite our climate.

How often should I sealcoat my lot?
Because of the nature of sealcoating, there are different answers to this question. Since asphalt has an aesthetic purpose, some parking lot owners will seal every other year and sometimes every year. We have customers that do this. In this case one coat is all that is needed. A good rule of thumb is probably two coats every three years. If you seal too often and use the wrong types of sealer, the sealer will build up and cause hairline cracks in the surface.
What type of sealer should I use?
Up until a few years ago we applied only coal tar based sealers, mainly because that was all that was available. Coal tar based sealers have many downsides. They are a source of pollutants . They have a highly acidic nature that cause irritation to the skin when they are applied. They have strong odor that tends to last for several months after they are applied. They cause cracking in the surface of the asphalt after a few applications. Coal tar is also becoming scarce making coal tar based sealers harder and harder to get. It is projected that in the next few years, production of coal tar based sealers will be phased out by all manufacturers.
In the past few years “asphalt sealers” have made their entrance into the market with varying results. While they have none of the downsides of the coal tar based sealers, they do have their own downsides. The upside is that the product has been improved tremendously since its introduction. Many of the problems with asphalt sealers were the result of poor preparation of the product before application. Adding too much water, not enough or too little sand and not enough additive can result in degraded performance of the product. In addition methods of spraying can also contribute to the quality of the installation.
